What Is An Inventory?

This report provides a detailed and accurate record of the condition of contents, fixtures and fittings of a property, at the start of the tenancy, to prevent or resolve any dispute between the Landlord and Tenant. The report is agreed by both landlord and tenant, the same report is checked again at the end of the tenancy for any discrepancies.

Why Do I Need An Inventory?

The Tenancy Deposit Protection (TDP) scheme came into effect on the 6th April 2007. All landlords and letting agents taking deposits for assured shorthold tenancies (AST) in England and Wales are now required to join a government-accredited tenancy deposit protection scheme. This safeguards all deposits that are taken by landlords and letting agents.

The two main objectives of this are:

  • To ensure good practice in deposit handling, so that when tenant pays a deposit and is entitled to get it back they can be assured that this will happen.
  • To assist with the resolution of disputes by having an alternative dispute resolution service (ADR). This will encourage tenants and landlords to have a clear agreement on the condition of the property through best practices.

Landlords and letting agents will be required to join a statutory tenancy deposit scheme if they take deposits, meaning that deposits are safeguarded. If the property is in good condition then the tenant with get full or part deposit back if the property is in good condition.
